Why Overpricing Is the Biggest Seller Mistake

It is tempting to list high and see what happens. But NJ buyers and their agents are sophisticated — they have Zillow, Redfin, and MLS access, and they know when a home is overpriced within minutes of the listing going live.

An overpriced home sits. After 30 days on market, it develops a stigma. Price reductions attract lowball offers. What would have sold for $650,000 on day one might sell for $610,000 three months later — after you have paid three more months of carrying costs and endured weekly open houses.

The Comparable Market Analysis (CMA)

A proper CMA examines closed sales of similar homes in your specific neighborhood within the past 90 days. Similar means: comparable square footage (within 15%), similar bedroom and bathroom count, similar lot size, similar condition, and ideally on the same street type.

Active listings are not comparables — they are your competition. Pending sales give you a leading indicator of where the market is heading. Only closed sales tell you what buyers actually paid.

Adjusting for Your Home's Specific Features

Your CMA gives you a range. Within that range, specific features move the needle. Updated kitchens and baths add value. Dated systems (original HVAC from 1990, old roof) require downward adjustment. Finished basement, garage, and curb appeal all factor in.

The best NJ agents can quantify these adjustments based on actual market data — not guesses. Ask your agent to walk you through exactly how each feature affects your recommended list price.

The Psychology of List Price

Buyers search online by price bracket — $500K-$550K, $550K-$600K. A home listed at $552,000 misses everyone searching the $500K-$550K bracket and competes with homes priced at $590K in the $550K-$600K bracket.

Price at $549,900 and you capture the top of the lower bracket while still inviting competition. Price psychology is real and should inform your final list price decision.

When to Adjust

If you have had 15+ showings in the first two weeks with no offers, your pricing is likely close but the presentation needs work. If you have had fewer than 5 showings in two weeks, your price is the problem and a meaningful reduction is necessary.

Our philosophy: price it right the first time and sell quickly, rather than chasing the market down over 90 days. We have the data to support a confident list price from day one.
